Enclosed Sunroom Transformation in
Middletown Valley, Maryland
This late-summer project marks another rewarding collaboration with longtime clients who have entrusted Harmon Builders with a variety of improvements to their home over the years (e.g., a pool enclosure/pool room, a farm-to-table kitchen, and Butler’s Pantry Cabinetry). Paul Harmon and sons, Jesse and Emerson, transformed an underused exterior porch into a fully enclosed, conditioned sunroom designed for year-round comfort.
The team started by carefully removing the original screen structure and flagstone flooring, which stones were thoughtfully repurposed to protect a walkway elsewhere on the property—supporting the owners’ sustainability goals. All new interior and exterior electrical wiring and outlets were installed to meet current code standards, followed by a new structural, insulated subfloor engineered to support the upgraded finish materials and provide R-value for colder winter temperatures and hot summer months. New veneer ledgestone by Nitterouse Stone was applied to the exterior bottom “skirt” of the sunroom to closely match the masonry on the existing home.
To maintain continuity with other renovated spaces in the home, Mannington Luxury Vinyl Plank flooring was selected for its durability, insulation, and ease of maintenance—an ideal choice for clients planning to age in place. Paul and his sons installed new Pella casement windows throughout, allowing ample natural light, cross-breezes, and panoramic views of the owners’ cattle pasture, South Mountain, and the rolling hills of Middletown Valley.
For the finishing touch, Paul personally sourced and hand-selected cedar shiplap from a local sawmill. Paul and sons custom-milled shiplap boards, installed and finished them with a natural-tint, low-VOC urethane, creating a warm, organic touch that reflects the serene setting.
The homeowners have dedicated this renewed space to quiet yoga and meditation, as well as peaceful evenings spent watching the sun rise and set across the valley—a respite space crafted with care, intention, and craftsmanship by the Harmon family.
